- Location
The property may be located near a busy road, or lack privacy. The property may be too close to other homes or lack a backyard. The poperty may be located on low terrain or lack proper drainage; over-improved. The property may be located in an area where average home pricing is much lower. - Condition
Carpeting, wallpaper, paint color, kitchen, baths, etc. may be "too dated" or "too busy" and need: replacement, updating, or “neutralizing.” The interior of the property may be too cluttered with furniture and other items (such as the owners personal knick-knacks, family photos) that do not present the property in its most attractive condition. The owners may be very “untidy” and their homes could use a thorough cleaning. The exterior of the property may lack “curb appeal” with lack of landscaping . . . overgrown landscaping which needs to be pruned or trimmed. - Price
The property may, simply, be overpriced for the neighborhood, and/or for the current market. - Terms
The sellers may have unreasonable showing demands, i.e., the listing agent must be present at all showings. The seller may not allow a lock-box for easy access for Realtor® The seller may not allow occupancy until they have found a home and have moved out. There may be tenants who are “uncooperative” to showings. - Agent
The seller’s agent may not be “effectively marketing” the home.
